Rental Requirements:
- Monthly rent includes water, trash, gardener and pest control.
- Property will be professionally cleaned upon move in and needs to be in the same condition upon move out with our cleaners, as well as carpet and upholstery.
- Any fines and/or infractions for violations against House Rules are at the tenant’s expense.
- No pets are allowed.
- No smoking, including medical marijuana, or illegal drugs are allowed in/on the property or lanais and are grounds for immediate eviction.
- Security deposit is one month’s rent.
- If rented on a 6 month or one year lease, there is a minimum 3% cost of living increase at the end of the lease term unless waived by the managing agent.
Tenant Requirements:
- There is a $40 application fee for all persons who apply that are 18 and over.
- Credit scores of all applicants need to be no less than 680 with no delinquencies (our office will run credit, criminal background, and sex offender checks).
- Couple applicants must make a combined income of at least 3 times the rental rate, roommates must each qualify on their own for the unit.
- Tenants are required to obtain renter’s insurance and it must show Hawaiian Isle as interested party.
- Tenant will be responsible for electricity in his/her name prior to move-in.
